Massachusetts homeowners who bought since 2020
In table B25038 (ACS 5-year 2020-2024), 219,731 Massachusetts owner households have a householder who moved in during 2020 or later. That is about one owner in eight. A household that has just bought a house often wants old carpet pulled or worn hardwood refinished before the furniture arrives, so flooring buyers ask about the move-in date. The figure counts households, not leads.
The owner base behind that figure is 1,741,158 owner-occupied units out of 2,785,042 occupied units, from table B25003 (ACS 5-year 2020-2024). The remaining households rent, and a tenant cannot sign a flooring contract for a home the tenant does not own, which is why owner status is a standard field on every Massachusetts request.
The 2024 table groups move-in years as 2020 to 2022 and 2023 or later, so the earliest year it can show for recent buyers is 2020.
Prewar homes and values in Massachusetts
No state has a larger share of its housing from before 1940. Of the 50 states compared in the Census Bureau's table B25034 (ACS 5-year 2020-2024), Massachusetts ranks first at 30.5%, just ahead of New York. In a house that old, an installer usually asks what is on the floor now and what is under it before giving a price.
Values are high as well. The median value of an owner-occupied home is $562,100 in table B25077 (ACS 5-year 2020-2024), the fourth highest of the 50 states. Buyers that serve installers in a set price band match it with ZIP code lists.

Chapter 142A and Massachusetts flooring work
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
Paperwork starts at a set price. The Office of Consumer Affairs and Business Regulation states on its contract sample language page (as of October 2026) that under the Home Improvement Contractor law all contracts over $1,000 must be in writing, with the contractor's registration number on the first page, start and completion dates, a description of the work and materials, and a payment schedule. The office's sample contract asks the contractor to name the type, brand and grade of the materials, a line that applies to plank, tile or carpet orders.
Registration is not permanent. The registration and renewal page (OCABR, as of October 2026) says an HIC registration must be renewed every two years, with a $100 renewal fee, and that it is separate from a Construction Supervisor License.
Who must register, and the cancellation right for sales made at home, are summarized on leads in Massachusetts.
Massachusetts flooring lead filters
Buyers usually set these four fields first:
- ZIP code: the towns and neighborhoods each installer travels to.
- Homeowner status: owners only, so the person asking can approve the job.
- Move-in timing: whether the house was bought recently, for buyers that want new owners.
- Material and rooms: hardwood refinishing, new hardwood, tile, vinyl plank or carpet, and the number of rooms.
Where buyers filter in Massachusetts
The six largest metro areas touching Massachusetts are listed with the Census Bureau's July 1, 2025 estimates. Boston-Cambridge-Newton extends into New Hampshire and Providence-Warwick is centered in Rhode Island, so those two totals cover the whole metro area. Buyers can order any of them, or ZIP codes outside them.
