South Carolina still builds to the 2009 IECC

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

On the Department of Energy's South Carolina status page (checked October 7, 2026), the current residential state code is the 2009 IECC. The page gives an adoption date of April 2, 2012, an effective date of January 1, 2013, and answers "No" in the state amendments row. A window crew that also works across the state line may be meeting a different code edition there, so buyers who serve two states check each state's page.

For a lead buyer, the code year matters mostly through the job description. A request to replace every window in the house is a different job from a single broken sash, and the request form can record which one the homeowner wants.

Climate zones for South Carolina windows

The building code and the window rating program each draw their own lines. The DOE county guide, PNNL-33270 (2021 county data), puts 44 of the state's 46 counties in IECC zone 3A and the other 2, Beaufort and Jasper on the southern coast, in zone 2A. In DOE's lettering, A stands for moist, so every South Carolina county falls on the moist side. A crew that covers Beaufort and Jasper counties along with the rest of the state is working across two IECC 2021 zones, which is one reason buyers set coverage by county or ZIP code.

ENERGY STAR does not place the whole state in a single window zone. Its climate zone map (August 2025) shows South Carolina crossing more than one ENERGY STAR window zone, so a buyer who sells to a product standard looks up each county or ZIP code in the official ENERGY STAR zone finder before setting coverage.

A younger housing stock, by Census count

South Carolina homes are newer than the national stock. The median year built is 1992 in table B25035 (ACS 5-year 2020-2024), and table B25034 (ACS 5-year 2020-2024) shows 32.8% of housing units built before 1980.

The largest single decade in that table B25034 (ACS 5-year 2020-2024) is 2000 to 2009, with 445,622 units. Those homes were 15 to 25 years old in 2025, and a buyer who wants to reach their owners, or to exclude them, can ask for the approximate year the house was built on the request.

The median value of an owner-occupied home is $259,000 in table B25077 (ACS 5-year 2020-2024). Buyers who scale bids to home value or to the number of openings can set filters for either.

Contractor licensing that reaches window work

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

South Carolina sets dollar thresholds in statute. Under S.C. Code 40-59-20 (checked October 7, 2026), a residential builder is one who constructs or improves a residential structure when the undertaking costs more than $5,000, and a residential specialty contractor is one whose specialized trade work exceeds $500. The same section lists carpenters and vinyl and aluminum siding installers among the specialty trades that receive a registration, and it bars a specialty contractor from work outside the scope of that registration.

Fields South Carolina window buyers set

  • Home age: separates the large group of 2000s homes from the older pre-1980 stock described above.
  • Number of windows and scope: a full set or a few openings, which sets the job size against the statute's dollar thresholds.
  • Homeowner status: the person on the request owns the house and can sign.
  • ZIP code: needed to match the right ENERGY STAR zone and the counties a crew covers.
