Owners and newcomers in Maine homes

Maine ranks second among the 50 states for the share of occupied homes lived in by their owners. Table B25003 (ACS 5-year 2020-2024) counts 443,573 owner-occupied units out of 597,159 occupied units, 74.3%; only West Virginia is higher when the same table is compared state by state.

Among Maine owners, 63,127 households moved in during 2020 or later, by table B25038 (ACS 5-year 2020-2024). 55,136 of them arrived from 2020 to 2022 and 7,991 in 2023 or later. Flooring buyers look at new owners because a change of ownership is when many households decide the previous owner's carpet or tile has to go. The number describes households, not requests for quotes.

The 2024 ACS table has no separate bin for 2021, so the recent-owner count runs from 2020. A buyer interested in new owners in certain towns lists their ZIP codes and asks for the move-in answer on each lead.

Maine housing age and median value

Pre-1940 homes are the largest group in the Maine housing stock. Table B25034 (ACS 5-year 2020-2024) places 171,959 of 751,876 units, 22.9%, in the 1939 or earlier band, the 7th highest share of the 50 states in the same table. Among single decades, the 1980s lead with 105,155 units.

An owner-occupied Maine home has a median value of $296,600 in table B25077 (ACS 5-year 2020-2024). ZIP code choices let a buyer follow the price ranges its installers serve.

Maine contract rules that cover flooring jobs

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Flooring is named in Maine's home construction contract law. 10 M.R.S. 1486 (checked October 7, 2026) defines a home construction contract as one to build, remodel or repair a residence, covering structural work and also carpeting, window replacements and other nonstructural work. A residence there means a dwelling with 3 or fewer living units; buildings used for business are outside the chapter.

Above $3,000 the contract must be on paper. Under 10 M.R.S. 1487 (checked October 7, 2026), a home construction contract for more than $3,000 in materials or labor must be written and signed by the contractor and the homeowner or lessee, and both receive a copy before work begins. The listed contents include estimated start and completion dates, the total price, a description of the work and materials, a warranty statement and a change order statement, and the initial down payment may not exceed one third of the contract price.

Settings for a Maine flooring order

Buyers usually start with geography and then add the project details:

  • ZIP code: the towns a crew reaches, whether around Portland or in rural counties.
  • Homeowner status: owners only, since they are the ones who decide on new floors for the house.
  • Move-in timing: whether the homeowner bought the property recently.
  • Material and rooms: carpet, hardwood, laminate, vinyl or tile, and the rooms that need new floors.

Where buyers filter in Maine

Maine has three metro areas in the Census Bureau's July 1, 2025 estimates, and all three lie entirely inside the state. Large parts of Maine fall outside them, and buyers can order those ZIP codes in the same way as metro ZIP codes.

  • Portland-South Portland: 577,635 (July 1, 2025 estimate)
  • Bangor: 157,967 (July 1, 2025 estimate)
  • Lewiston-Auburn: 116,487 (July 1, 2025 estimate)
