The definitions in 10 M.R.S. 1486 (read October 7, 2026) describe a home construction contract as one to build, remodel or repair a residence, covering structural work and also electrical, plumbing and heating work, for a dwelling with 3 or fewer living units.

Under 10 M.R.S. 1487 (read October 7, 2026), a contract for more than $3,000 in materials or labor must be in writing, signed by both sides, and copied to both before work starts. The payment term must limit the initial down payment to no more than one third of the total price. The contract also carries a set warranty statement, a choice among binding arbitration, nonbinding arbitration or mediation for disputes, and a change order clause.

Section 1487 also requires the Attorney General's consumer protection information to be attached as an addendum. For sales made in the home, the FTC's Cooling-Off Rule separately allows three days to cancel certain transactions.
