Nevada homes are built to the 2024 IECC
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
Nevada is on the 2024 edition of the energy code. The Department of Energy's Building Energy Codes Program page for Nevada (checked October 7, 2026) lists the 2024 IECC as the residential code, adopted and effective August 18, 2024, and shows "No" for state amendments. The previous residential editions it lists are the 2018 and 2009 IECC. DOE names the Nevada Governor's Office of Energy as the state contact for adoption.
Building departments apply the code to permitted work, so buyers often want the form to say whether the homeowner wants the same openings refitted or openings changed.
Las Vegas and the north fall in different zones
Only one Nevada county is in IECC zone 3B: Clark County, home to Las Vegas, in DOE's county guide PNNL-33270 (2021 county data). Seven counties, including Carson City, Douglas, Lyon and Nye, are in zone 4B, and nine, including Washoe around Reno and Elko, are in zone 5B. The B in each zone name is DOE's label for a dry climate.
Nevada is also covered by more than one zone on the ENERGY STAR climate zone map (August 2025). A buyer that quotes certified products checks the county or ZIP code in the ENERGY STAR zone finder before naming a product.
Nevada license scopes that name windows
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
Three Nevada license scopes mention this work by name in the regulations printed in the Contractors Board's NRS and NAC 624 book (2024 edition, read October 7, 2026). Subclassification C-3a, carpentry and repairs, covers the fabrication, installation and repair of wood and wood products for structural and finishing purposes, such as doors, windows, cabinets and fixtures. Classification C-8, glass and glazing contracting under NAC 624.260, lets the holder install, repair and replace glass, glass holding members, frames and hardware, including the glazing of frames, panels, sash and doors.
A third scope covers metal units. In the same book, subclassification C-14e, metal doors and windows, covers the installation of metal doors and frames and metal windows and frames. A buyer that resells to installers can ask its clients which of these scopes their license carries, and route wood and metal frame requests to match.
The Board's general license requirement and the door-to-door cancellation rule are on leads in Nevada.
Young housing at a high median value
Nevada housing is young. The Census Bureau's table B25035 (ACS 5-year 2020-2024) gives a median year built of 1996, and table B25034 for the same years shows only 22.0% of units built before 1980. The 2000s are the largest decade in that table, with 346,619 units.
Put the other way, about four in five Nevada housing units were built in 1980 or later. Values are high: table B25077 (ACS 5-year 2020-2024) lists $435,400 as the median for an owner-occupied home.
Order settings for Nevada window buyers
- ZIP code: Clark County and the northern counties fall in different code zones, and buyers pick the ZIP codes their crews reach.
- Home age: most homes date from 1980 or later, and the build year helps a buyer predict frame type.
- Number of windows and scope: a refit of existing openings and a change to openings lead to different permits under the 2024 code.
- Homeowner status: the owner is the person who signs for the work, not a tenant.
Where buyers filter in Nevada
Nevada has three metropolitan areas, each wholly inside the state. They are listed with the Census Bureau's July 1, 2025 estimates. Rural counties outside them can be added ZIP code by ZIP code.
- Las Vegas-Henderson-North Las Vegas: 2,407,226 (July 1, 2025 estimate)
- Reno: 578,734 (July 1, 2025 estimate)
- Carson City: 58,571 (July 1, 2025 estimate)
