The definitions in KRS 367.620 (effective July 15, 2026) cover contracts for the repair, replacement or improvement of real estate where payment is expected from property or casualty insurance proceeds. Before signing, KRS 367.624 (effective July 15, 2026) requires the contractor to give a notice that the homeowner may cancel before midnight of the fifth business day after the insurer says in writing that the work is not a covered loss, with a detachable cancellation form.

Suppliers and subcontractors face a notice deadline on owner-occupied homes. Under KRS 376.010(5) (effective June 29, 2023), a person who did not contract directly with the owner gains no lien on an owner-occupied single or double family dwelling unless written notice reaches the owner within 75 days after the last labor or material was furnished.

The state building agency, the Department of Housing, Buildings and Construction, lists plumbers, electricians, boiler contractors, sprinkler and fire alarm contractors and building inspectors as the trades it licenses or certifies; flooring installation is not among them.
