Florida owners and recent movers

Recent buyers are the clearest signal in Florida flooring. The Census Bureau's table B25038 (ACS 5-year 2020-2024) counts 1,140,917 owner households whose householder moved into the unit in 2020 or later. New owners often change flooring before or soon after they move in, which is why buyers look at this count; it is a count of households, not of leads.

The base is large: table B25003 (ACS 5-year 2020-2024) shows 5,918,647 owner-occupied units among 8,752,810 occupied Florida housing units. Only owners can approve a flooring job in their own home, so owner status is the first filterFilterA rule that decides which leads a buyer is offered, based on fields such as vertical, sub-type, state, ZIP code, homeownership or accident details. Glossary most buyers set.

The state count does not say where recent buyers live. A buyer who wants new owners in a certain area sets that area by ZIP code, and can add a move-in question to the form fields it receives so the installer knows whether the home was bought recently.

A note on the years: the 2024 ACS table groups move-in years as 2020 to 2022 and 2023 or later, so the recent-mover figure here starts at 2020.

Florida home values and construction decades

The median value of an owner-occupied Florida home is $359,000 in table B25077 (ACS 5-year 2020-2024). Buyers who sell to contractors working in a particular price range can match that with ZIP code filters.

Florida built more housing in the 1980s than in any other decade. The table below gives housing units by year built from the Census Bureau's table B25034, so a buyer can see how much of the stock is from each period.

Florida rules for flooring contractors

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Small jobs have a set limit. Section 489.103(9) (2026 Florida Statutes) exempts work of a casual, minor or inconsequential nature where the total price for labor and materials is less than $2,500, but not where the work is part of a larger operation or split into smaller contracts to stay under the limit, and not for a person who advertises as a contractor.

For larger jobs, section 489.1425 (2026 Florida Statutes) requires a written recovery fund statement in contracts for improvement of residential real property once labor and materials exceed $2,500.

Certified and registered contractor licensing and the home solicitation cancellation period are covered on leads in Florida.

What Florida flooring buyers filter on

  • Homeowner status: owners only, since a tenant cannot approve new floors.
  • Material and rooms: tile, vinyl plank, hardwood or carpet, and how many rooms, which tells the installer the size of the job.
  • Move-in timing: whether the homeowner recently bought the house.
  • ZIP code: buyers choose the ZIP codes their installers cover.
