Mississippi homeownership and recent movers

Seven in ten occupied Mississippi homes are lived in by their owners: 801,788 of 1,145,431 occupied units in table B25003 (ACS 5-year 2020-2024). That owner base is what a flooring buyer filters toward, since renters cannot order new floors for the unit they rent.

Of those owners, 105,105 households moved in during 2020 or later, per table B25038 (ACS 5-year 2020-2024). That is about 13 percent of owner households, the sixth smallest share among the 50 states in the same tables.

Move-in dates matter to buyers because people who have just bought a house are often deciding what to do about carpet, tile or wood they did not choose. The Census figure is a household count and makes no claim about quote requests.

What Mississippi homes are worth and when they were built

Only West Virginia has a lower median home value than Mississippi. The figure is $169,800 in table B25077 (ACS 5-year 2020-2024), second lowest of the 50 states. Buyers who serve particular price ranges can match them with ZIP code filters.

Two decades are nearly tied for the most housing built. The 1970s account for 224,191 units and the 2000s for 224,104, a gap of 87 units in B25034 (ACS 5-year 2020-2024). The full split follows, with the two oldest bands combined.

Mississippi remodeler licensing and contract terms

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

A flooring contractor becomes a "remodeler" under Mississippi law once the total cost of improvements to an existing residence exceeds $10,000. That definition is in section 73-59-1, and section 73-59-3 requires remodelers to hold a Board license, as printed in the Residential Builders Law (2022 Board edition).

Licensed remodelers must put an insurance statement on the contract. Under section 73-59-11 and Board Rule 1.3, the contract must disclose whether the holder carries general liability insurance, in bold type larger than the rest of the contract, placed just above the space for the purchaser's signature.

Licenses run for one year. The Board's FAQ (checked October 7, 2026) says a license must be renewed annually and that renewal notices go out by email about 60 days before expiration. For the home solicitation cancellation rule, see leads in Mississippi.

  • Homeowner status: owner-occupied homes only.
  • ZIP code: the areas each installer serves, which can stop at the state line in the Memphis area.
  • Move-in timing: whether the owner moved in recently.
