Mississippi remodeler licensing and the insurance notice

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Mississippi ties remodeler licensing to job cost. The State Board of Contractors' Residential Builders Law booklet (2022) reprints Miss. Code 73-59-1, which defines a remodeler as one who undertakes improvements to an existing residence when the total cost exceeds $10,000. Section 73-59-3 requires those who perform residential improvement to be licensed by the board each year.

The same booklet carries board rule 1.3. A licensed residential builder, remodeler or roofer must give a written general liability insurance disclosure at the time of contracting, placed just above the purchaser's signature space in bold type larger than the rest of the contract, with blanks for the insurer and the policy number. Window buyers who resell to contractors can expect that disclosure on Mississippi contracts.

The state's home solicitation cancellation rule is covered on leads in Mississippi, along with the board overview.

Six Mississippi counties sit in IECC zone 2A

Most of Mississippi is one IECC climate zone, but not all of it. The DOE county guide, PNNL-33270 (2021 county data), puts 76 counties in zone 3A and six in zone 2A: Hancock, Harrison, Jackson, George, Stone and Pearl River. The A in both labels is DOE's marker for a moist climate.

For product ratings, ENERGY STAR publishes a separate climate zone map (August 2025), and Mississippi crosses more than one ENERGY STAR window zone on it. Buyers confirm the zone for a given county or ZIP code with the ENERGY STAR zone finder.

What DOE lists for Mississippi's energy code

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

The Department of Energy's Mississippi status page (checked October 7, 2026) shows "None Statewide" as the current residential state code, with no effective or adoption date, "No" for state amendments, and "Applicable by County or Jurisdiction" for REScheck use. The page gives no more detail than that, so a buyer checks code requirements with the city or county where each job is located.

Mississippi housing: older stock, lower values

Mississippi has a larger share of older homes than its 1986 median year built might suggest. That median comes from table B25035 (ACS 5-year 2020-2024); in table B25034 (ACS 5-year 2020-2024), 41.5% of units were built before 1980.

The 1970s are the largest single decade in that table B25034 (ACS 5-year 2020-2024), with 224,191 units, just ahead of the 224,104 built from 2000 to 2009. A buyer can treat those two groups differently by asking for the build decade on each request.

Home values are moderate: table B25077 (ACS 5-year 2020-2024) gives a median of $169,800 for owner-occupied homes. Buyers who price work by home value can filterFilterA rule that decides which leads a buyer is offered, based on fields such as vertical, sub-type, state, ZIP code, homeownership or accident details. Glossary on it, and the number of windows on the request shows the size of the job.

Filters Mississippi window buyers use

  • Number of windows and scope: lets a buyer compare job size with the remodeler cost threshold its contractor clients work under.
  • Home age: splits the 1970s homes from the 2000s homes.
  • ZIP code: marks the six coastal-zone counties and the city or county code that applies.
  • Homeowner status: the owner is the one who signs the contract and its insurance disclosure.

Where buyers filter in Mississippi

Mississippi has four metro areas large enough for this list, ranked by residents on the Mississippi side, with the Census Bureau's July 1, 2025 estimates. • Jackson: 609,847 (July 1, 2025 estimate)
  • Gulfport-Biloxi: 431,329 (July 1, 2025 estimate)
