Mississippi homeowners and the 65-and-older group
The Census Bureau counts 273,131 Mississippi owner households whose householder is 65 or older in table B25007 (ACS 5-year 2020-2024); 27,046 of them are headed by someone 85 or older. That is out of 801,788 owner-occupied units among 1,145,431 occupied units in table B25003 (ACS 5-year 2020-2024).
Buyers look at the older group because requests for a shower with a low or no threshold, wider entries and fold-down seats tend to come from owners past retirement age. The number is a count of households and does not stand for any number of leads.
Half of Mississippi housing units were built in 1986 or later, the median year in table B25035 (ACS 5-year 2020-2024).
Mississippi remodeler and plumbing licenses
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
Plumbing on a home project falls under the State Board of Contractors. The Board's FAQ (checked October 7, 2026) says subcontractors performing residential electrical, mechanical, HVAC or plumbing work on a residential construction or residential improvement project must be licensed by the Board. The same answer sets the remodeling threshold: residential remodeling or additions over $10,000 require a Board license.
The threshold comes from the statute. In the Board's Residential Builders Law compilation (2022), Miss. Code 73-59-1 defines a remodeler as one who undertakes improvements to an existing residence for compensation when the total cost exceeds $10,000. Section 73-59-15 exempts a person improving his own residence, or acting as his own general contractor on it.
Local permit offices enforce the license. Section 73-59-17 tells the building official to refuse a permit for remodeler work unless the applicant shows a license or an exemption. Licensing in general is also covered on leads in Mississippi.
Contract terms tied to a Mississippi remodeler license

Two sections in the same Board compilation (2022) reach the contract itself. Under Miss. Code 73-59-11, a licensee must state in writing, at the signing of the contract or first agreement to do the work, whether it carries general liability insurance. The disclosure goes immediately before the purchaser's signature space, in bold type larger than the rest of the contract.
Section 73-59-9(3) says a residential builder or remodeler without the required license may not bring an action at law or in equity to enforce a contract for residential building or remodeling. The same section makes unlicensed remodeling a misdemeanor.
For sales made at a buyer's home, the FTC's Cooling-Off Rule gives the buyer three days to cancel some purchases. The state cancellation rule is on the combined Mississippi page.
Fields Mississippi bathroom buyers select
- Project size and type: a full remodel can pass the remodeler threshold, while a single fixture swap may not; plumbing scope also tells a buyer a licensed subcontractor is involved.
- Owner or tenant: only an owner signs the contract with the insurance disclosure and can use the owner exemption.
- Home age: with much of the stock built in the 1980s or later, a build-year field separates newer homes from older ones in the Delta and the Pine Belt.
- ZIP code: buyers choose ZIP codes along the Gulf Coast, around Jackson or in the Memphis suburbs.
