Louisiana's written contract rule for home improvement

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Louisiana spells out the paperwork. Under R.S. 37:2159 (Board compilation, current through the 2024 Regular Session), every agreement for a licensee to perform home improvement work of $7,500 or more but less than $50,000 must be in writing and include:

  • the complete agreement, with current certificates for liability insurance and workers' compensation coverage;
  • the contractor's full name, address and license number;
  • a description of the work;
  • the total price, or an estimate of the owner's cost on a cost-plus or time-and-materials contract;
  • the signatures of all parties.

The owner gets a signed copy at signing, and no work may begin before that happens. The section says a contract that misses these items is not invalid for that reason alone. Subsection D adds that a home improvement contractor that failed to obtain the required license may not file a statement of claim, lien or privilege for money owed under the contract.

A sale signed at the owner's home may also be subject to the FTC's Cooling-Off Rule, a federal three-day cancellation right.

Plumbing and remodeling credentials in Louisiana

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Plumbing has two layers. The Licensing Board for Contractors (checked October 7, 2026) requires its license for electrical, mechanical and plumbing projects exceeding $10,000, counting labor and materials. Separately, R.S. 37:2156.1(I) (Board compilation through the 2024 session) refers to the Master Plumber License issued by the State Plumbing Board of Louisiana and says nothing in it lets a plumbing contractor do plumbing work without first meeting the plumbing licensure law in R.S. 37:1361 and following.

For the rest of the bathroom, the Board's definition of home improvement covers renovation, repair and modernization of an existing home, but not structural work such as foundations, outside walls or load-bearing walls. Section 37:2157 exempts a residential property owner who physically performs home improvement work on his personal residence. The residential license and the registration threshold are on leads in Louisiana.

Louisiana owners, ages and housing years

Louisiana counts 401,836 owner households whose householder is 65 or older in table B25007 (ACS 5-year 2020-2024). A buyer watches this number because a walk-in shower, a shower seat or bars beside the toilet are frequent requests from owners in that age group. The table counts households and does not show how many will ask for a remodel.

In all, 1,216,127 of the state's 1,804,780 occupied units are owner-occupied in table B25003 (ACS 5-year 2020-2024). The median year built is 1983 in table B25035 (ACS 5-year 2020-2024).

Louisiana bath remodel filters for buyers

Buyers here often set job size first, because the contract rule and the plumbing threshold both turn on project value.

  • Project type: fixture replacement, tub-to-shower conversion or a full remodel, which also points to the likely job size.
  • Homeowner status: an owner can sign the written contract, and an owner who plans to do the work personally is a different customer.
  • Home age: the build year shows whether the home is in the older half of the stock, with older supply and drain lines.
  • ZIP code: buyers choose ZIP codes by parish and by the drive time from their crews.
