New Jersey owners, older households and 1970 housing
Age is the first thing to know about New Jersey housing: table B25035 (ACS 5-year 2020-2024) sets the median year built at 1970, so half of the state's units are that old or older.
Of 3,507,701 occupied units, 2,239,128 are owner-occupied in table B25003 (ACS 5-year 2020-2024). Table B25007 for the same period shows 728,033 of those owner households headed by someone aged 65 or older.
Buyers follow the older group because walk-in showers, seats and grab bars are common asks from owners planning to stay put as they age. These are household counts from the Census Bureau and say nothing about how many owners will request a remodel.
Master plumbers and registered contractors in New Jersey

Plumbing has its own board. The State Board of Examiners of Master Plumbers page (checked October 7, 2026) says the board licenses and regulates master plumbers, requires all master plumbers to be licensed by the state and to renew every two years, and works to see that plumbing is done in compliance with state law.
Remodeling businesses register instead of holding a license. The Division of Consumer Affairs contractor business FAQ (last modified March 3, 2025) describes the Contractors' Business Registration Act, amended by P.L.2023, c.237, and lists among the exemptions in N.J.S.A. 56:8-140 a person licensed by a professional board who is acting within that profession's scope. The same FAQ says a subcontractor of a registered business must register too, and that an unregistered business faces civil penalties of up to $10,000 for a first offense and up to $20,000 for each later one.
The annual registration itself is described on leads in New Jersey.
New Jersey contract and advertising requirements
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
According to the Division of Consumer Affairs FAQ (last modified March 3, 2025), registered businesses must put home improvement jobs that cost more than $500 in a written contract. The same answer says the registration number has to appear prominently in every advertisement, on business documents and cards, on commercial vehicles and at the place of business, which matters to anyone whose ads or landing pages carry a contractor's name.
The state cancellation right for home improvement contracts is covered on the combined page. At the federal level, the FTC Cooling-Off Rule allows three days to cancel some sales made in a customer's home.
Fields New Jersey bathroom buyers filter
- Age of the house: a build year on the lead tells a crew what pipes and fixtures to expect in an older house.
- Homeowner status: only the owner can sign the written contract the state calls for.
- Project type: accessibility changes, a tub replacement, a shower conversion or a full remodel; plumbing scope tells the buyer whether a licensed master plumber is involved.
- ZIP code: New Jersey ZIP codes can be taken without the New York or Pennsylvania parts of the shared metro areas.
Where buyers filter in New Jersey
New Jersey's two largest metro areas by in-state population, New York-Newark-Jersey City and Philadelphia-Camden-Wilmington, are mostly outside the state, as is Allentown-Bethlehem-Easton; the Census Bureau figures shown for those three cover the whole metro area as of July 1, 2025. Bathroom buyers draw the New Jersey portion with ZIP code filters.
