Maryland homeowners aged 65 and older

Maryland has 494,607 owner households with a householder aged 65 or older, adding the three oldest bands of table B25007 (ACS 5-year 2020-2024). The count matters twice in this state: older owners are the usual source of accessibility requests such as walk-in showers and grab bars, and Maryland gives buyers aged 65 or older a longer cancellation period, covered below. The table describes households; it is not a lead count.

All owners together occupy 1,597,565 of Maryland's 2,362,928 occupied housing units in table B25003 (ACS 5-year 2020-2024), and only they can contract for a remodel.

Half of the state's housing units were built in 1979 or earlier, per table B25035 (ACS 5-year 2020-2024).

Plumbing and MHIC licenses behind a Maryland bathroom job

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Maryland licenses plumbing at the state level. Business Occupations and Professions 12-301 (2026) says an individual must be licensed by the State Board of Plumbing before providing plumbing services, or assisting in them, in the state. The section does not apply to a person doing plumbing in their own residence, except for the final connection to a public or private disposal or water supply system.

The remodeling side falls under the Maryland Home Improvement Commission. Business Regulation 8-301 (2026) requires a contractor license to act as a contractor and a salesperson or contractor license to sell a home improvement, and its exceptions include a plumber licensed for that trade who works within its scope. Section 8-504 (2026) bars a county or city permit office from issuing a home improvement permit without a licensed contractor's number, other than for work by the property owner. Cancellation, deposits and contract terms in Maryland

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

For home improvement contracts, Commercial Law 14-302.1 (2026) lets the buyer cancel until midnight of the fifth business day after the transaction, or the seventh business day if the buyer is at least 65 years old. The seller must also get the buyer's signed acknowledgment of oral notice of that right, on a form with a box to check if the buyer is 65 or older.

Money and paperwork have their own sections. Business Regulation 8-617 (2026) bars any payment before the contract is signed and any deposit above one-third of the contract price at or before signing. Section 8-501 (2026) requires a written, legible contract signed by each party that lists the contractor's license number, the name and license number of each salesperson who sold the job, approximate start and completion dates, and a notice about the Commission.

The federal FTC Cooling-Off Rule separately covers certain sales made in the home, with a three-day cancellation window.

Lead fields Maryland bathroom buyers set

Maryland bathroom buyers usually work from four fields, each tied to a rule or figure above:

  • Homeowner status: the owner is the person who signs the written contract and receives the cancellation notice.
  • Project type: accessibility work, a shower conversion, a full remodel or a fixture swap; plumbing scope decides whether a State Board of Plumbing licensee is needed.
  • ZIP code: buyers can take the Maryland suburbs of Washington or Philadelphia without the District, Virginia, Pennsylvania or Delaware.
  • Home age: an approximate build year, which helps a crew plan for older pipes.

Where buyers filter in Maryland

These are the six largest metro areas by Maryland population in the Census Bureau's July 1, 2025 estimates. Washington, Hagerstown-Martinsburg and Philadelphia extend into other states, so their figures are for the whole metro area; filters at the ZIP code level keep a campaign on the Maryland side.

  • Washington-Arlington-Alexandria, DC-VA-MD-WV: 6,465,724 (July 1, 2025 estimate, whole metro area)
