Older owners in New Mexico

Nearly three in eight New Mexico owner households have a householder aged 65 or older: 219,433 of 585,937 in tables B25007 and B25003 (ACS 5-year 2020-2024). Desks serving aging-in-place installers start with that number, because shower conversions, wider entries and support bars are among the changes older owners ask about. It is a count of households, not a forecast of jobs.

Owners hold 585,937 of the state's 837,414 occupied units, per table B25003 (ACS 5-year 2020-2024). A renter can ask for a quote but cannot authorize a remodel, so the owner count is the base a buyer works from.

Half the housing units in New Mexico were built in 1985 or earlier, the median in table B25035 (ACS 5-year 2020-2024).

The Construction Industries Division sorts contractors into lettered classes. In the division's classification rule, 14.6.6 NMAC (effective March 10, 2022), MM-1 Plumbing requires four years of experience and covers installing, altering, repairing, servicing and maintaining plumbing, plumbing fixtures and piping. MM-98 Mechanical includes MM-1 through MM-4.

Individual plumbers hold journeyman certificates. The same rule lists the JP journeyman plumber, with two years of experience, as able to work under an MM-1 or MM-98 license, and the JPG certificate for plumbing and natural gas fitting together.

A residential remodeler can hold the GB-2 Residential class, whose scope covers residences of up to four family units and the GS specialty work on them. Section 14.6.6.8 lets a licensee bid as prime contractor only when the major share of the work, by dollar amount, falls within its own classification, and work outside that scope goes to a licensed subcontractor. The statewide license requirement itself is summarized on leads in New Mexico.

Consumer protections tied to New Mexico remodeling work

New Mexico ties a bond to every contractor license. Under section 14.6.3.8 of 14.6.3 NMAC (as amended January 13, 2023), each applicant furnishes a $10,000 surety bond at licensure and renewal. Payments from it are used to cure code violations the division certifies and the licensee does not correct, and claims must be made within two years after final inspection or the certificate of occupancy, whichever is earlier.

In-home sales can also come under the federal Cooling-Off Rule (FTC), which gives buyers three days to cancel many of them. The state door-to-door cancellation rule is covered on the combined New Mexico page.
