Georgia hurricanes, tornadoes and hail
Two hurricanes and one tornado declaration make up the Georgia list. FEMA's Disaster Declarations Summaries show three major disasters counted here between January 1, 2023 and October 7, 2026: DR-4685 for severe storms, straight-line winds and tornadoes (January 16, 2023), DR-4738 for Hurricane Idalia (September 7, 2023) and DR-4830 for Hurricane Helene (September 30, 2024). Tropical Storm Debby (DR-4821, September 24, 2024) has its own tropical storm declaration, which is not counted.
Wind is far more common than hail in the Georgia storm record. The 2025 file of NOAA's Storm Events Database (dated August 19, 2026) contains 1,025 Georgia thunderstorm wind records and 140 hail records.
Method: the Storm Events counts are 2025 records of each event type for Georgia, with one record per county or forecast zone per event. The FEMA count includes distinct state DR declarations whose incident type or title is a severe storm, tornado or hurricane, and leaves out severe winter storms and tropical storms.
Georgia contract rules after a natural disaster
This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.
Georgia added post-disaster contract rules in SB 201. The Attorney General's Consumer Protection Division summarizes them on its Storms and Fraud page (rules in effect July 1, 2025). When a contractor signs a contract within one year of a natural disaster to repair, replace or mitigate disaster damage to a home, it is illegal for the contractor to:
- fail to substantially start the work within one year of signing
- take an assignment of the homeowner's insurance proceeds
- do the work in a substandard manner or below state minimum codes
- refuse a cancellation sent before midnight on the fifth business day after the insurer's written notice that all or part of the claim is not covered, or leave out the detachable "Notice of Cancellation" form
The same page says roofers are among the specialty trades that are not required to be licensed by the state, and that roofers may not file claims for customers unless the roofer is, or employs, a licensed public adjuster. Licensing for residential and general contractors, and the door-to-door cooling-off rule, are on leads in Georgia.
Georgia homeowners and housing age
Georgia has 2,676,357 owner-occupied units among 4,074,366 occupied housing units in table B25003 (ACS 5-year 2020-2024).
Much of the stock is recent. The same estimates give a median year built of 1992 in table B25035, and table B25034 (2020-2024) shows 31.5% of units built before 1980.
What Georgia roofing buyers filter on
A Georgia filterFilterA rule that decides which leads a buyer is offered, based on fields such as vertical, sub-type, state, ZIP code, homeownership or accident details. Glossary set often follows the date and path of the last declared storm.
- ZIP code: the counties in a hurricane or tornado declaration, or a fixed service area around Atlanta.
- Insurance claim status: a claim after a disaster brings in the SB 201 cancellation window and the ban on assigning insurance proceeds.
- Project type: storm damage repair, full replacement, or a planned roof on an older home.
- Homeowner status: keeps the lead to the person who can sign the contract.

- Savannah: 438,314 (July 1, 2025 estimate)
- Augusta-Richmond County (GA-SC): 641,231 (July 1, 2025 estimate, whole metro area)
