Wyoming's storm damage repair contract law

This section is general information, not legal advice. It summarizes official sources as of October 7, 2026; check the current text of each rule before relying on it.

Wyoming has a statute written for the work roofing buyers sell after hail. Article 7 of chapter 12 in Title 40 (W.S. 40-12-701 to 40-12-705, 2026 statutes file) covers contracts to repair or replace roof, siding or gutter systems on residential buildings of up to four units after damage from wind, hail or another weather event. Its definition of a roof system takes in coverings, sheathing, weatherproofing, framing, ventilation and insulation.

What the article requires, in the order a job runs:

  • Solicitation and ads: anyone soliciting this work must give the business name and say whether the contractor carries general liability insurance and any license the local authority requires. Where a license is required, its number appears in contracts, bids and advertisements (section 40-12-702).
  • Deductibles and claims: a contractor may not pay or promise to rebate any part of an insurance deductible, may not offer to exclusively represent the homeowner on the claim, and may not act as an adjuster or insurance consultant.
  • Repair proposal: a written proposal must describe each area of damage, itemize emergency repairs already done and name any damaged areas left out, with the reason (section 40-12-703).
  • Cancellation: the homeowner may cancel within three business days of signing or, on an insurance-paid job, within three business days after a written denial from the insurer, whichever is later. A written notice of that right, and a notice of cancellation form, are given before signing (section 40-12-705).

How contractor licensing is handled in Wyoming, and the general rule for canceling a home solicitation sale, are covered on leads in Wyoming and are not repeated here.

Hail records and federal declarations

The NOAA Storm Events Database file for 2025 holds 106 Wyoming records with the event type Hail. Each record names a county or forecast zone and a begin date, so a buyer can match a storm to the ZIP codes a crew covers.

No Wyoming major disaster declaration for severe storms, tornadoes or a hurricane appears in FEMA's Disaster Declarations Summaries between January 1, 2023 and the October 7, 2026 download. That count says nothing either way about roofing activity; it reflects only federal declarations.

Counting method: hail is the number of Storm Events records for Wyoming with event type Hail and a 2025 begin date, one per county or forecast zone per event. Declarations are distinct state DR declarations whose incident type is a severe storm, tornado or hurricane, or whose title names one, with severe winter storms left out.

Owners and housing age in Wyoming

Close to half of Wyoming housing predates 1980: table B25034 puts the share at 49.1% in the ACS 5-year estimates for 2020-2024, and table B25035 gives a median year built of 1981 for the same period.

Owners live in 174,619 of the 243,318 occupied housing units counted in table B25003 (ACS 5-year 2020-2024). The owner is the person who signs a roofing contract and files a homeowners claim, which is why that count matters more to a roofing buyer than total households.

What Wyoming roofing buyers filter on

Each filterFilterA rule that decides which leads a buyer is offered, based on fields such as vertical, sub-type, state, ZIP code, homeownership or accident details. Glossary below lines up with a Wyoming fact on this page.

  • Insurance claim status: whether a claim is filed, approved or denied changes the cancellation window under the storm damage repair article.
  • ZIP code: buyers draw territory around the counties named in recent hail records and where their contractors hold any local license.
  • Homeowner status: the owner signs the contract and the repair proposal.
  • Project type: storm repair, full replacement or an inspection request.
